What an AC Cleaning Visit Covers
A routine visit for split and ducted units in Dubai homes, in the order our technicians work.
1. Filters out and washed
Return-air and unit filters are removed, washed and dried before going back in - the single biggest gain in airflow.
2. Indoor coil and blower cleaned
The evaporator coil and blower are brushed and vacuumed so cold air is not pushed through a layer of dust.
3. Drain tray cleared
Sludge is cleared from the drain tray, the usual cause of drips onto ceilings and walls.
4. Drain line flushed
The condensate line is flushed so water leaves the unit instead of backing up into the tray.
5. Outdoor unit inspected
Sand and dust on the condenser fins are checked; a separate condenser wash is offered only if the fins are blocked.
6. Pressure and temperature check
Gas pressure and supply-air temperature are measured. If gas is low, you get a quote before any refill.

Units here run almost continuously from May to October and much of the rest of the year. Parts wear faster and coils collect dirt faster than in milder climates.

Shamal winds and dust storms push fine sand through every gap. It clogs filters within weeks and bakes onto wet coils, cutting airflow and feeding mould.
Ducted units hide problems
Concealed ducted units sit above the false ceiling, so leaks and dirt go unnoticed until water drips from a grille or the room stops cooling.
District cooling vs own AC
Many towers run on district cooling, where your unit is a chilled-water fan coil with no refrigerant. It still needs cleaning, but gas refills do not apply.
Tenancy rules matter
Who pays for AC upkeep depends on your tenancy contract. Routine cleaning is usually the tenant's job; major repairs usually fall on the landlord.
Bills follow the coil
A dirty coil makes the compressor run longer for the same comfort. In summer that shows up directly on your DEWA bill.
A sensible service schedule for Dubai
Clean or replace filters every month in summer and after every dust storm. Book an AC cleaning every three to four months, and a coil chemical wash once a year - ideally in March or April, before the heat. Check the gas pressure only if the unit stops cooling properly; a sealed system that is not leaking does not need regular top-ups.
If you want this done without having to remember it, a yearly maintenance contract (AMC) bundles three or four visits at a fixed price.

AC Rules and Practicalities in the UAE
Who pays for AC maintenance usually depends on the tenancy contract: in many UAE leases the landlord covers major repairs and the tenant covers routine servicing. Check your contract, and keep the service records - our job history in the app gives you one.
Apartments on district cooling have no outdoor unit or gas of their own. The building supplies chilled water, so servicing is about the fan coil unit, its filters, coil and drain - gas refills do not apply.
New AC units sold in the UAE carry an energy-efficiency star label under the Emirates Authority for Standardization and Metrology (now MoIAT) scheme. Older units on R22 refrigerant can still be serviced, but R22 is being phased out, so a large leak on an old unit is often a reason to compare against a replacement.
